What is a contractor mortgage?
It's like any other mortgage in it's purpose, but the process lenders go through to assess affordability is completely different when compared to someone who is employed. This means you are assessed based on true affordability, which means you have a greater chance of securing the mortgage you require.
Will I pay a higher rate?
There's no reason why one of my specialist partners would charge you a higher rate, just because you are self employed. It used to be this way, but now the brokers work closely with lenders who offer fair pricing, which is comparable to what you pay going direct to your local bank. The brokers actually deal directly with the banks on your behalf!
How is my application assessed?
This varies depending on whether you are a Contractor, Freelancer, Consultant or Small Business. Generally speaking though, you will be assessed on either salary plus dividends, your daily rate, or PAYE income if you contract via an umbrella agency.
Why not just go direct to my local bank?
When going direct, underwriters assess solely on accounts, or money drawn down from your business, which is then averaged out to give an affordability rating. This means the borrowing amount offer is significantly less than you can actually afford. I have had first hand experience of this on multiple occasions now, which is why I always use one of my trusted brokers. Also, if you do not have accounts, going direct is not possible as the bank would need documentation to review. Trust me on this...it's not worth the hassle.
